We list your property on the MLS and other sites showing the standard buyer’s agent commission ensuring that brokers will show your home (max exposure). However, if we represent the buyer the seller doesn’t pay the buying agent commission when we operate as a dual agent.
There is also a benefit to the buyer, the buying agent commission can typically be taken off the price of the home, used for closing costs or given to you as a check after close if approved by your lender.
The total commission paid is $1,497.50 paid by the seller and $1,497.50 by the buyer for a total commission of $2,995 when we operate as a Dual Agent.
Licensed agents representing buyers can still bring a buyer and receive the “Buying Agent Commission” which is listed in the MLS.
