Don’t be fooled by full commission agents that charge high commission or limited service companies that claim they charge none when they charge a platform fee.
As a home owner if you work with ShopProp to both sell your existing home and purchase a new home both valued at $500,000 you would save a total of $25,010 or more.
If ShopProp list your property for sale and with your permission acts as a dual agent representing the buyer and seller the max commission is $1995 for homes under $500,000 or $2995 for homes over $500,000.
The benefit to the seller is they don’t pay the buying agent commission when we operate as a dual agent. The benefit to the buyer is the buying agent commission can typically be taken off the price of the home, used for closing costs or given to you as a check after close if approved by your lender.
The total commission paid is $1,497.50 paid by the seller and $1,497.50 by the buyer for a total commission of $2,995 when we operate as a Dual Agent.
Licensed agents representing buyers can still bring a buyer and receive the “Buying Agent Commission” which is listed in the MLS.
