It brings more potential clients to our site and we hope to represent the buyer for your listing. It is better than Zillow or any other for sale by owner site because listing in the MLS gives you the most exposure possible and now you can get the exposure for Free!

What the catch? We hope to find a buyer for your home. Even if we don’t and you or another agent brings the buyer, having your listing and marketing it for you bring us other leads. It’s really that simple!

When Licensed Realtors sell their own homes they list in the MLS and offer a buying agent commission because they know this is the best way to sell quickly and get the highest price possible for their home. They pay $0 in listing commission and now with ShopProp, you can too!

ShopProp Free steps to a successful sell and the  wills and will nots:

ShopProp Free is for the client that wants the max exposure the MLS provides, is open to paying a buyers agent commission, pays a $0 listing fee and is comfortable with the limited support below.  

If you want or need full service ShopProp Full offers 24 hour 7 day support from an experienced agent.

  1. Price your property –   Please feel free to fill out our CMA (current market analysis) form. ShopProp will send you an automated CMA of what your house is worth. It is automated because ShopProp is not giving a personal CMA.

  2. Fill out the listing agreements and the required disclosure documents for your area.

  3. ShopProp will list your property in the MLS (multiple listing service) and over 1000 broker websites. Yes, you will be listed in sites like Redfin, Zillow, Remax, Realtor.com and every other brokerage site. Plus your home will be put in front of every agent searching for properties for their buyers.

  4. With ShopProp Free you will receive email support only. If you need general direction on paperwork, timelines, price changed or an open house scheduled simply email us at helpdesk@ShopProp.com . Some MLSs do not let us post open houses that are not hosted by agents. We can not give you direction on what price you should counter at or terms with ShopProp Free.

  5.  When you receive an offer if ShopProp represents the buyer we will help you through the timelines and handle the paperwork but we will be representing the buyer so we WILL NOT  give you personal direction on price or terms. We can answer general questions about the offer, timelines and terms.

  6. If another agent brings a buyer you will be on your own to handle paperwork and timelines. If you wish to sign up for ShopProp Full you can upgrade at any time before we are representing a buyer. If you do upgrade you will be assigned an experienced agent to handle everything for you and give you personal direction on price and terms.

  7. ShopProp WILL NOT operate as dual Agent.

  8. For sale signs and MLS Key Box –If you wish you can purchase one from ShopProp or you can or use your own. ShopProp’s fee for a sign is $175 and for a MLS lockbox it is $175. An MLS lockbox allows agents to enter your home with their electronic key.

  9. Showing Your Home  If your home is vacant, licensed agents and ShopProp will access your home via our MLS electronic key box (if you have one) that keeps track of every showing. If your home is not vacant, ShopProp and other licensed agents will call to schedule appointments when they have potential buyers that want to see your property. You can put the MLS key box or your key box out when you have a showing so licensed agents can access it. You can also show the property yourself to potential buyers.

  10. Analytics – We keep track of every hit your property receives from our online marketing as well as every showing. You will receive a report on your analytics.

  11. Receiving an Offer when ShopProp represents a buyer  ShopProp will present you with any offers. ShopProp will work as a scribe to help you draft a counter. ShopProp will not give you negotiating advice but we can help you with understanding the paperwork.

  12. If ShopProp is NOT representing a buyer ShopProp WILL NOT work as a scribe for you. The SELLER will be responsible for handling the paperwork and working with the agent or buyer that is presenting the offer to you.

  13. Timelines when ShopProp is representing the buyer– ShopProp will alert you to timelines. It will be your responsibility to act on them.

  14. If ShopProp is NOT representing a buyer ShopProp WILL NOT alert you of any timelines. 

  15. Inspections and Closing – When you have accepted an offer on your property, a ShopProp will work as a scribe to draft inspection responses and escrow addendums. We will not help in the negotiations but can help you with the paperwork.

  16.  What if ShopProp represents the buyer and the seller? Dual Agency is only available on ShopProp Full.

  17.  $0 listing commission is paid to ShopProp but the seller offers a commission to the agent that represents the buyer.

  18. ShopProp’s goal is to market your home and find a buyer for you and collect the buying agent commission. If ShopProp represents a buyer ShopProp will also work as a scribe for the seller and help the seller with the paperwork and timelines.

  19. Buying agent commission is due if ShopProp or another licensed agent represents the buyer. The seller agrees to pay the buying agent commission they are offering to ShopProp or the other agent representing the buyer when the property is sold.  Our normal rebate schedule applies back to ShopProp buyers for these homes.

  20. Per MLS rules sellers have to offer some amount of buying agent commission to be listed in the MLS and the amount will be shown to licensed agents.

  21. If the Seller sells on their own while their property is listed with ShopProp they do not owe ShopProp a dime. They could, however, owe another agent a commission if that buyer was introduced to them through another agent.

  22. If the Seller sells on their own ShopProp WILL NOT help with timelines and paperwork.


*Dual Agency is when we represent the buyer and seller on a transaction.

* MLS Licensed agents list their home in the MLS (Mulitple Listing Service)  because every licensed agent and their firm is a member of their local MLS. When you list your property in the MLS it automatically uploads to every brokerage firms website and internal site.  The MLS is the internal network agents use to find listings for their buyers, transact business on and can see how much commission is offered on a property to the buyer’s agent.

Did you know all Brokers Websites have the same properties listed on them? The reason why is because the data agreements state that if you download data from the MLS you have to download ALL properties that are listed in it. We list your property in the MLS and this is why it goes to every site.

*Scribe Only is when ShopProp is only working to help with the paperwork and is not working in an agency capacity.
