Why Online Home Estimates Are Wrong — And What to Use Instead
Zillow Zestimates and Redfin estimates can miss by hundreds of thousands. Here's the data, and a better way.

The Problem with Automated Estimates
Zillow, Redfin, and other platforms use algorithms to estimate home values. These automated valuation models (AVMs) pull from public records and broad market data — but they can't see inside your home. They don't know about your remodeled kitchen, your lake view, or the fact that a nearby comp was actually a 600 sq ft cottage that has no business being compared to your 3,000 sq ft home.
On the Kirkland property in this video, Redfin estimated $2.93M. ShopProp's CMA — using hand-picked comparables and appraisal-style adjustments — determined fair value at $3.39M. That's nearly half a million dollars Redfin left on the table.
What Makes ShopProp's CMA Different
ShopProp's Property Analysis tool works the way a professional appraiser does — not the way an algorithm does. Here's what sets it apart:
Hand-picked comps on a map: You select which comparable sales to include, filtering by proximity and relevance — not whatever the algorithm decides.
Interactive adjustment sliders: Adjust for condition, location quality, view, waterfront access, home age, lot size, and market demand. Each factor changes the estimated value in real time.
Real MLS data: Progressive search radius starts at 0.5 miles/6 months and expands to 2 miles/12 months. Never mixes property types.
No bad comps: In the video, a 600 sq ft home showed up as a "comparable" in automated estimates. ShopProp lets you exclude it instantly.
The Numbers Tell the Story
For the Kirkland, WA property analyzed in this video:
ShopProp CMA fair value: $3,390,000
Redfin estimate: $2,930,000
Difference: $460,000 (13.6%)
If you're a seller relying on Redfin's number, you could be underpricing your home by nearly half a million dollars. If you're a buyer, you could be overpaying — or missing the real value of what you're getting.
When Online Estimates Get It Wrong
Automated estimates tend to fail most dramatically in these situations:
Unique properties: Waterfront, large lots, custom builds, or luxury homes where comps are sparse.
Recent renovations: Algorithms can't see a $200K kitchen remodel.
Mixed neighborhoods: A 600 sq ft cottage next to a 3,000 sq ft home shouldn't be a comp, but algorithms don't always know that.
Fast-moving markets: AVMs often lag behind actual market conditions by weeks or months.
